Knowsley based cushion manufacturer Caldeira, is bringing around 50,000 sq. ft. of industrial/warehouse space to market, at their Liverpool headquarters on Lees Road, Knowsley Industrial Park – one of the largest employment areas in the UK comprising over 1,200 acres and home to around 1,000 companies. The new development will bring much-needed additional industrial space which has recently seen significant investment from the likes of Amazon and Liverpool Football Club. Caldeira will continue to occupy a large proportion of the site, fronting Lees Road, as the main operator on the site, and following its acquisition of the site a year ago, the company has renovated the whole building, including new roofing, flooring, LED lighting and paintwork.
The building was previously occupied by Potterton Boilers and as such it has its own dedicated substation, so there is both a considerable gas and electricity supply available. Caldeira has further invested in a large solar power array on the new roofing, which will have an on-site generation capacity of half a megawatt (500KW) of renewable solar energy by spring 2023. Discussions are taking place to increase this solar generation capacity to a megawatt (1MW) if feasible, giving potential tenants a very large renewable electricity supply, if required.
In addition, Caldeira, in partnership with Liverpool based digital connectivity specialist Baltic Broadband, has created a new digital hub on site, enabling internet speeds of up to 40Gbps (40,000Mbps) to be hard wired into the new units, if required.
The site can be split into various configurations, with each unit having its own dedicated yard and car parking spaces, giving exclusive access and extra security for individual tenants.
The two main options for the split of the remainder of the site are for either a large operator with the need for the 50,000 sq. ft. of space and a large power supply taking the whole space, or a series of smaller operators taking a series of smaller units. Other flexible options are also available if required.
The units will be marketed by Commercial Real Estate Specialists – B8 Real Estate, and Thomas Marriott, Surveyor at B8RE has commented “Despite the slight downturn in the economy, the demand for good quality, industrial accommodation remains strong in Liverpool, especially in Knowsley. The Caldeira space at 29 Lees Road offers lots of flexibility and it provides an immediate option for an occupier wanting renovated and secure industrial accommodation, plus the unique selling points of a large, renewable power supply and ultra-fast broadband. Both Caldeira and the contractors involved have done a great job of transforming the building and I’m looking forward to showing potential Tenants around this exciting space.” The space will be available to let from Spring 2023.
